Born and raised in Columbus, OH, I am a passionate husband, father, and natural entrepreneur that found my love for all things real estate!

Since becoming a licensed Realtor in 2018, I’ve had the pleasure of selling over 250 homes for over $30,000,000 in volume. In 2021, I was recognized as a “Top Professional Under 40” by Columbus Realtors, and in 2022 I was fortunate enough to be the cover feature of the Real Producers Magazine for my teams performance in Columbus- an honor only 12 people get each year! This is where we make a plan together. As your agent, I'm going to be asking you about your goals for selling your home and any questions or concerns you may have related to your sale.

I'll also be preparing materials for your review, including an overview of our marketing campaign, an explanation of strategy and a comparative market analysis to show you what is selling (and not selling) in your market area.

First impression is everything. In real estate, the first impression can be the difference between selling your house and having it sit on the market for months.

MARKETING YOUR LISTING

When putting a home on the market, it's imperative to have an immersive marketing strategy. This means your ideal buyer is seeing your home multiple times in multiple mediums. This 3-
step approach allows for buyers across all generations to see the details of your home.

  1. Broker Exclusive: Simply put, this is where we let all 800+ agents in our brokerage know about a hot new listing. Chances are, they have a buyer!
  2. Social: This will come in multiple forms such as Facebook ads, Instagram reels and your home's own personal website.
  3. Open House: Our team conducts open houses around your schedule and will continue on multiple occasions if necessary to sell the home.

LISTED TO SELL

It's no secret that the housing industry has changed over the years. Gone are the days of newspaper listings and word-of-mouth lead generation—now, most people turn to the Internet when looking for new homes. With 95 percent of home buyers using it, the Internet is an essential tool in the home search process. In fact, 54 percent of buyers say that using the Internet is their very first step in finding a new home.

The average home buyer spends 10 weeks searching for a home and previews 12 properties before deciding on their purchase.

I give your home as much visibility as possible using a variety of tools to ensure your home is seen by thousands of potential buyers.

Of course, I don’t forget the basics: I publish your listing to the MLS (multiple listing service), syndicate with major real estate platforms like Zillow, Trulia, and Realtor.com, and claim those listings to follow statistics.

OFFER ACCEPTED

Offer presentations happen any time we receive an offer (or offers). I will review offers with you as they come in, and if in the case of multiples we will compare them and decide on which one to accept or counteroffer. Once we’re officially in contract, next steps are dependent upon the contract’s specific terms. There may or may not be contingencies; a contingency refers to a condition of the sale that needs to occur in order for the transaction to progress forward. This could include a satisfactory inspection, financing approval, or the successful sale of another home. Beyond this, title and lender (if the buyer is financing their purchase) work will be completed. I will work with these affiliates “behind the scenes” in order to get us to the finish line.

CLOSING DAY

This is it! The big day!! You’ll be signing a lot of paperwork today, most of it pretty dull, but all of it important. After both you and the buyer sign everything the deal is closed. Next steps:

  • Once documents are executed, they’re sent to the lender for “Funding Approval”, which can take anywhere from 1 hours to 24 hours. At that point, the deal is dispersed (this happens quicker on cash, as no lender has to approve the documents.)

 

  • The deed isn’t a legal document until it has been recorded by the county recorder’s office. Once each party has signed, the title company will send it to record. There is no action needed from you on this, but you may see a delay in it being transferred on the auditors website!

Small home improvements can make a big difference. A typical home preparation process covers curb appeal, repainting main rooms, decluttering and depersonalization, deep cleaning, and minor repairs.

It’s best to ensure all preparations are done in time for your photography appointment, as well as showings.
